1. Location:
• Dong An II Industrial Park locates in Ben Cat district, Binh Duong province, Vietnam.
• It is 39Km North of Hochiminh city centre, about 40 Km to Saigon Port and 37km to Tan Son Nhat International airport. It takes about 1hour by car from HCMC.
• The park is 3Km away from the right centre of newly coming up Binh Duong City, where the development pace has been the highest in Vietnam for years.
2. Natural Conditions:
• The landscape is pretty flat, stiff down from North West to South East
• Average altitude 28-32 meter above sea level, absolutely no earthquake or flood
• Soil loadability average at 2.5kg/cm2 and above, saving significant construction cost for investors
• Average temperature 26.7oC, highest 33 oC in March/April, lowest 22 oC in December
• Average humidity @ 82%
• Annual rain level 1882mm
• Annual sunlight time 2,526 hours
3. Major traffic connections:
• National Road #13 connecting to HCMC, Mekong Delta to the South and Central Highland, Northern provinces via Hochiminh Highway to the North.
• My Phuoc – Tan Van highway connecting to Dong Nai, HCMC and Vung Tau to the South East
• Ring Road #4 connecting to Long An on the West and to Dong Nai, Vung Tau on the East.
• Asian inter-railroad will be attached to the Complex in the future
• Inter-provincial roads # DT 741, DT 742, DT 743, DT 746 connecting to other districts where supplies and services can be found
4. Dong An II IP locates on an area of 210 Ha, of which 64% is industrial land. Currently we still have more than 50% free land for rent. The land rental will be valid until 2056.
5. Infrastructure: complete infrastructure has been constructed, ready for factory construction commencement, including:
• Asphalt concrete roads from 22-38 m wide with connections to inter-provincial highways.
• Power supply: Dong An II IP is supplied from national grid with capacity of 120 MW/day, 100/22 KV transformer station, 22Kv overhead wire run to each land slot
• Water supply: current capacity 20,000 m3/day, with expandable capability to meet future needs. All pipes are run to each land slot.
• Waste treatment: the waste water treatment plant of 3,000 m3/day is 80% completed, and a solid waste collection and transfer station is being constructed, guaranteeing the environment protection the the industrial park.
• Drainage and sewage collection system ran along internal roads ready to receive connection of factories in the industrial park.
• Telecommunication cable including optical cable for high speed internet is installed and ready for services.
• Planting along the roads.
6. Other services:
• The service area of the industrial park with the purpose to serve leisure needs of investors like hotel, restaurant, tennis court and swimming pool, especially the golf driving range, is also being developed and will be ready for use by mid 2009.
• There will be banks, post office within the industrial park serving your business needs.
• We offer to the investors end-to-end supply chain related services like investment license (free of charge), human resources recruiting, supply and management, customs clearance and transportation, catering service, waste collection and treatment, training of skilful workforce (via our own Dong An Polytechnic nearby)…
